You set the time frame when the house needs to sell by, if we miss your deadline – we drop our total commission by 1%.

                This time frame will be mutually agreed upon from when your house goes on the market. Our thinking is that, if we aren’t doing our job then you shouldn’t need to pay us for lousy work.

As an added bonus, we offer our Top Agent Award, which rebates  back 10% of our side of the commission at the closing table, if we sell your house within our agreed upon time frame!

            10% rebate is deducted from the total selling side commission split, after the buyer’s side (if applicable) has been taken into consideration.

Cancel the listing at anytime.

                Either you or I can cancel by calling and saying "I want to cancel the listing." It's that simple. The cancellation becomes effective at the time you call. Please allow 2 business days to have the sign removed and the listing withdrawn from the Multiple Listing Service.

"No Pressure" presentation.

                We will never allow you to be "pressured" by the buyer's agent. All offers will be faxed or delivered to our office and presented to you by phone, so you can make your decisions privately.

Most brokers will charge you the same fee no matter how your home sells.... even if you find the buyer.

4.00% We find the buyer and write the contract. There is no other agent involved. Our commission is just 4%.

1.00% You find the buyer and there is no other agent involved. We write the contract and walk it through escrow for you. Our commission is 1%.

5.25% Another agent represents the buyer. Our commission is 2.25% and the other agent also receives 3% that is if we sell your house at or before our target date.

4.00% Another agent represents the buyer. Our commission is 1% and the other agent also receives 3%, that is if we sell your house at or before our target date.

0.00% You find the buyer and there is no other agent involved. You don’t want our assistance. You pay nothing.

We offer a "Client Incentive Plan (CLP)" to our sellers who need to purchase another home, whether a new build or resale. With this program, clients save even more on their commissions when they both sell and buy through us. CLP is also great for repeat clients, as we will save you thousands of dollars in commission fees, just for working with us again!

In addition to these points above, with our performance based commission (5.25% - 4% - 1% - 0%), Top Agent Award and our Client Incentive Plan, our fees in many cases are less than other brokers, even in some cases discount brokers.
